round 2: get the fat lady with the voice in here

well here we go on round two of selling our house. someone is buying at 3.6% below our original asking price. we had already dropped the 3% when the market flattened out in the fall. so this time it is an investor doing a 1031 exchange which means they have to close a deal within a certain amount of time in order to not pay capital gains. so that means they are more committed. however i think the time limit is 180 days so it isn't exceptionally restrictive. it isn't airtight until after the inspection. we fully expect the inspection will go well, but one never knows...
closing would be nov. 15 so we would be a month and a half out from our closing on the new house (29th dec). a good cushion of time to make sure all the money is in the right place. and not so long that we'll get sick of the in-laws.

a week ago an older guy came to look at the house. he loved it. we told him he had limited time to put an offer in as we may be pulling the listing. today
(about 1 week later) his realtor calls me and asks if they can see the house again. they are really interested. I said sure, but we have a crappy investor offer. I'd much rather sell to the old dude, but I'm thinking the investor beat him to the punch......

method:
Take out all of the hard returns and turn the post into one continuous line. you then print it in a spiral on the page so you can cut it out and make a very long tape. You put this tape in an old casette tape and caniblilize and old walkman. you route the tape in front of your field of vision and then press play on tape.

the ticker viewer will go very slowly across your field of vision and if you find a particularly interesting piece (which I'm sure you will) you can use the pause on the walkman to give you time to absorb the deep meaning.
